Firstly, Online Home Brokers will ask the owner of the property for a number of documents. We will check that we have all the required documents and the legality of them before they are sent to the Notary Office. This ensures that we avoid any potential delays due to paperwork at the point of final transaction.

- Photos / videos (especially of different stages of the day, sunrise / sunset, for example, or special occasions when your property was decorated particularly beautifully, etc.).

Costs & Taxes :
In Spain, a real estate transaction involves a number of costs and taxes that the seller has to pay:
- Plusvalia municipal : On top of this, depending on the case, a Plusvalia (tax on the increase in value of the property) must be paid.
If you are not a tax resident in Spain, 3% of the proceeds will be retained as an advance on the anticipated capital gains tax and transferred to the Tax Agency;
If you are a tax resident in Spain, we require the corresponding document from the Spanish tax authorities.
Agency commission : In Spain, the liberalisation of the real estate market in the year 2000 allowed each operator to freely set his own commission percentage, which usually ranges between 4 and 6% but can be considerably higher.
